So, once again, here's the deal:

The total buy-in is $46,170. - payable at $8,250 down and $316/mo. for ten years. That's the same amount each of us paid for the land, cabins, road, water system and other improvements. After the ten years, monthly maintenace payments (for taxes and our caretaker) fall to $200./mo. This buys you a full and equal share of the property and cabin and the friendly help of our caretaker, Richard (who helps us light the pilots on our propane-powered stove, water heater and refrigerator when we show up at very irregular intervals to get a needed dose of tranquility). It also buys you the right to build a cabin of your own somewhere on our 640 acres where we don't have to look at it from the main cabin.

Our partnership agreement provides, among other things, that the land can't be sold unless all the partners agree. So if you're looking for a way to make some money in real estate, this isn't it.
