The Piute Canyon Partnership...
...is looking for a few new partners.
Here's the deal:
Back in 1981 eight of us got together and bought a square mile of land in the foothills of the Siarra Nevadas adjacent to Sequoia National Forest and less than three hours drive from L.A. We built a cabin (1280 sq. ft.) for our common use. Later we hired a caretaker to live on the land full-time and built him another, smaller cabin. As the years have passed some of the original eight partners have moved away and decided that it didn't make much sense to keep paying taxes and expenses on a place they never visited any more. New partners sometimes took their place. It's a long story (which you can read if you're still interested by following the links at the bottom of this page). Right now we're down to six and looking for two new partners.
The total buy-in is $44,670. - payable at $6,750 down and $316/mo. for ten years. That's the same amount each of us paid for the land, cabins, road, water system and other improvements. After the ten years, monthly maintenace payments (for taxes and our caretaker) fall to $200./mo. This buys you a full and equal share of the property and cabin and the friendly help of our caretaker, Richard (who helps us light the pilots on our propane-powered stove, water heater and refrigerator when we show up at very irregular intervals to get a needed dose of tranquility). It also buys you the right to build a cabin of your own somewhere on our 640 acres where we don't have to look at it from the main cabin.
We have a pretty good partnership agreement drafted by a smart lawyer 22 years ago. It provides, among other things, that the land can't be sold unless all the partners agree. So if you're looking for a way to make some money in real estate, this isn't it.
